Effective July 12, 2026
Privacy Policy
This policy explains how Trans States Commercial Corp., doing business as Trans States Mortgage, collects, uses, and shares information through AvoidHardMoney.com. It applies to website visitors and initial property-review requests. A separate financial privacy notice may be provided when required for a particular transaction or customer relationship.
Information we collect
When you request a property review, we may collect your name, email address, phone number, property state and ZIP code, optional property address, refinance objective, property type and rental status, estimated property value and current balance, current financing type, number of rental properties owned, and anticipated refinance timing. A resource request collects the email address and requested resource. Please do not submit Social Security numbers, dates of birth, bank credentials, or bank account information through these initial website forms.
Our hosting and security providers may automatically process technical information such as IP address, browser and device type, referring page, requested pages, timestamps, and security or error logs. The site also stores your optional-tracking choice in your browser.
How we use information
We use information to respond to your request, organize and review your investment-property scenario, communicate about possible financing options and next steps, deliver requested resources, maintain records, protect the site, prevent fraud or misuse, improve site performance, and comply with legal or regulatory obligations. Submitting an initial review is not a full loan application and does not result in an approval or a commitment to lend.
When information may be shared
We may share information with service providers that support website hosting, secure form delivery, customer relationship management, email delivery, communications, analytics, compliance, and professional advice. We may also share relevant scenario information with lenders, funding sources, and transaction providers when reasonably necessary to respond to your request or explore options with you. These recipients may have their own privacy practices.
We may disclose information when required by law, to protect rights or safety, to investigate misuse, or as part of a merger, financing, reorganization, or sale of all or part of the business. We do not sell personal information for money. Some state laws may define certain analytics or advertising disclosures as a “sale,” “sharing,” or targeted advertising; optional tools described below remain off unless you accept them.
Cookies, analytics, and advertising
Essential technology supports security, forms, and your privacy choice. If configured, Google Tag Manager and Meta Pixel load only after you select “Accept optional tracking.” These tools may measure visits, referral sources, pages viewed, and interactions and may use cookies or similar technologies according to their own policies. Selecting “Decline optional tracking” prevents those optional tools from loading on this site. You can clear this site’s local storage in your browser to reset your choice.
Retention and security
We retain information for as long as reasonably necessary for the purposes described here, including responding to requests, maintaining business and consent records, resolving disputes, and meeting legal obligations. We use reasonable administrative, technical, and organizational safeguards, but no website, transmission, or storage system can be guaranteed completely secure.
Your choices and privacy requests
You may ask to access, correct, or delete personal information, or object to certain uses, by contacting us. Available rights vary by state and may be subject to verification and legal exceptions. You may unsubscribe from marketing email using the instructions in the message and may opt out of texts by replying STOP. We may still send non-marketing communications needed to respond to or service a request.
Children and external websites
This business-focused website is not directed to children under 18, and we do not knowingly collect their information. Links to third-party websites are provided for convenience; their privacy practices are not controlled by this policy.
Changes and contact
We may update this policy to reflect changes in our practices or legal requirements. The effective date above identifies the current version.
